Water Heater Not Heating? Common Causes and What to Do Before Winter

By the Riyadh Plumbing & Electrical technical team · Updated 6 October 2026

Searches for water heater repairs in Riyadh rise sharply from October and peak in December and January. If your heater is giving lukewarm water or none at all, this guide explains the usual causes in electric heaters, the checks you can safely do, and when it is time for a repair or a replacement.

The most common causes

In Riyadh homes, almost all heaters are electric storage heaters. When they stop heating properly, the cause is usually one of these:

  • A failed heating element. The element can burn out or become coated with scale from hard water, so it heats slowly or not at all.
  • A faulty thermostat. If it does not switch the element on, or cuts out too early, the water stays cold or lukewarm.
  • A tripped breaker or safety cut-out. Many heaters have a reset button; a breaker that trips again straight away points to an electrical fault.
  • Scale build-up. Sediment at the bottom of the tank reduces capacity and makes the element work harder.
  • A heater that is too small. If hot water runs out quickly with more people at home, the size may simply not match the household.

Checks you can safely do yourself

Before calling anyone, a few simple checks can save time:

  • Check that the heater’s breaker in the distribution board is on, and that the heater’s own switch or indicator light is on.
  • Check the thermostat dial, if your model has one, has not been turned down.
  • Run the hot tap for a minute and feel whether the water is slightly warm or completely cold — this helps the technician diagnose the fault.
  • Look for water dripping from the safety valve or the bottom of the tank.

Do not open the heater cover or touch internal wiring. The element and thermostat sit next to live terminals and water.

Repair or replace?

A heater with a sound tank and a failed element or thermostat is usually worth repairing. A heater that leaks from the tank body, shows rust stains on the casing, or has needed several repairs in a short time is usually better replaced. Size matters too: if your household has grown, a larger heater may solve the problem rather than repeated repairs.

A technician should also check the safety valve, which protects the tank from over-pressure. It must never be blocked or removed.

Preparing your heater for winter

October and November are the best months to service heaters, before demand peaks:

  • Have the element and thermostat tested.
  • Flush sediment from the tank where the model allows it.
  • Check the safety valve and the pipe connections for drips.
  • Check the heater’s circuit and breaker are correctly sized.
Safety

When to stop and call a professional

Switch the heater off at the breaker and call a technician if you see water near electrical parts, smell burning, the breaker trips repeatedly, or the safety valve is discharging hot water constantly.

FAQ

Quick answers

Why does my heater give hot water for only a few minutes?

The usual causes are one failed element in a two-element heater, heavy scale, or a heater that is too small for the household.

Is it normal for the safety valve to drip a little?

An occasional drip while heating can be normal. Constant dripping or discharging hot water is not, and should be checked.
