How Often Should You Clean Your Water Tank in Riyadh?
By the Riyadh Plumbing & Electrical technical team · Updated 6 October 2026
Most Riyadh homes store water in a ground tank, a roof tank, or both. Stored water is only as clean as the tank holding it, and dust, sand and sediment build up over time. Here is how often to clean your tanks, how to tell when they need it, and what a proper clean should include.
The short answer: about every six months
For most households, cleaning the tanks around every six months is a sensible routine. Some tanks need it more often:
- Older concrete ground tanks with rough or cracked internal surfaces.
- Roof tanks with loose or damaged lids that let in dust and insects.
- Tanks in apartment buildings serving many households.
- Tanks in new homes, which often collect construction dust in the first months.
Signs your tank needs cleaning now
- Cloudy or yellowish water, or fine sand in the water.
- A damp, musty or rusty smell from the taps.
- Sediment collecting in tap aerators and shower heads.
- You do not know when the tank was last cleaned.
What a proper clean includes
Rinsing the tank with a hose is not cleaning. A proper clean empties the tank, removes the sludge from the bottom rather than stirring it up, scrubs the walls and floor, disinfects with a solution suitable for drinking-water tanks, and rinses before refilling. It is also the right moment to check the float valve, overflow, pump suction and the cover.
Keeping the tank cleaner for longer
- Make sure the roof tank lid closes tightly and the vent is screened.
- Keep the area around the ground tank manhole clean and sealed.
- Fix cracks and seepage — they let dirt in as well as water out.
- Book the next clean in your calendar when the current one is done.
When to stop and call a professional
Do not enter a ground tank yourself. Confined spaces can have poor air, and disinfectant chemicals must be handled correctly. Tank cleaning should be done by a trained team.
Quick answers
How long does a tank clean take?
A villa roof tank usually takes one to two hours; a large ground tank can take several hours.
Should cleaning and insulation be done together?
If the tank has cracks or seepage, it is efficient to insulate it and clean it as part of the same job.
