How to Tell If You Have a Hidden Water Leak at Home
By the Riyadh Plumbing & Electrical technical team · Updated 6 October 2026
Leak detection is the most searched home service in Riyadh, and for good reason: a hidden leak can run for months under tiles or inside a wall before anyone notices. Here are the signs to look for, a simple meter test you can do in ten minutes, and what to expect from professional leak detection.
Common signs of a hidden leak
- A water bill that rises without any change in how you use water.
- The booster pump switching on by itself when no tap is open.
- Damp patches, bubbling paint or salt marks at the bottom of walls.
- Loose or hollow-sounding floor tiles, or grout that stays dark.
- A ground or roof tank that empties faster than usual.
- Stains on the ceiling under a bathroom or kitchen.
The ten-minute meter test
You can check for a leak on the supply side yourself:
- Make sure no one uses water and that the tank is not filling.
- Note the reading on the water meter, or take a photo of it.
- Wait at least 10–15 minutes without using any water.
- Check the meter again. If it has moved, water is escaping somewhere after the meter.
If your home fills a ground tank from the meter, the test checks the line into the tank. To test the house pipework, watch the tank level overnight with the house outlets closed, or ask a technician to isolate sections.
What professional leak detection involves
A proper inspection narrows the leak down before anything is opened. The technician isolates parts of the system, tests pressure on supply lines, and uses detection equipment to pinpoint the source, so any opening of tiles or plaster is small and in the right place. Drainage leaks are investigated differently from supply leaks, because they are not under pressure.
Why it is worth acting quickly
Leaks under floors and inside walls do more than waste water. They can damage plaster, tiles, cabinets and the floor slab, and leaks near electrical points add a safety risk. Leak detection searches in Riyadh peak in June and July, when summer water use is highest — but a leak at any time of year is cheaper to fix early.
When to stop and call a professional
If water is leaking near sockets, switches or the distribution board, switch off the power to that area at the breaker and call for help. If a pipe has burst, close the main valve first.
Quick answers
Can a leak be found without breaking tiles?
The location can usually be pinpointed with testing and equipment first, so only a small, targeted opening is needed for the repair.
Is a high bill always a leak?
Not always — running toilet cisterns are a common cause. The meter test helps tell the difference.
